No houses in Prince Rupert made it to BC Assessment's 2025 list of the 100 most valued residential properties in North and Central B.C.
The North Central region covers about 70 per cent of the province, extending east to the Alberta border, north to the Yukon border, west to Bella Coola including Haida Gwaii, and south to just north of Clinton. BC Assessment analyzed almost 250,000 properties within this territory.
The estimated value of single-family residential properties in Prince Rupert increased by 2 per cent, from $409,000 in 2024 to $417,000 in 2025.
The most expensive residence in North Central was found in Dawson Creek Rural, valued at $4,81 million. Following this were properties in Prince George and Williams Lake Rural.
Quesnel, Terrace, Fort St. John Rural, and Smithers also joined the rankings. The house that secured the 100th place on the list was valued at $1.61 million in Prince George.
In Prince Rupert, the most expensive property was gauged at $1,31 million and is situated on Graham Avenue.
According to BC Assessments, appraisers determine a property's value based on several factors, including its location, the desirability of the area, the view from the home, the size and age of the home, as well as features such as garages, carports, decks, and pools. Additionally, they consider comparable sales prices and other relevant real estate market information.
In North Central BC, total property assessments increased from approximately $95.2 billion in 2024 to over $99.8 billion this year. Of this increase, about $1.3 billion is attributed to new construction, subdivisions, and property rezoning.
The Northern View looked into the highest-valued homes in Rupert and discovered that six of the top ten were situated on Graham Avenue. One additional home was located on Atlin Avenue. Both of these streets are positioned at a high vantage point beside the ocean, offering stunning views of the harbour.
Other top homes were on Heron Road, Parker Drive, and Eagle Close, each either surrounded by lush greenery or beautifully constructed.
In British Columbia, BC Assessments, a Crown corporation, manages property assessments under the Assessment Act. Its main goal is to provide annual, independent, and uniform property assessments for all properties in the province. It is responsible for determining the market value and classification of each property.
The assessed value is also used to calculate the annual property taxes levied on these properties.
Prince Rupert did not make the Top 100 in North Central in 2024 either.
